What is a measurement or floorplan service?

A home measurement service is just what it sounds like: Based on what you want, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a measurement service, a certified appraiser takes measurements of your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services needed?

Disputing real estate taxes

Tax records frequently reflect the wrong area of a property because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more square footage than you own! Unless a certified appraiser has performed a recent valuation or measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your property up for sale

A home measurement service can secure a fair price for your house. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since these values are often estimated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your home, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your property is to reference a previous appraisal or measurement service completed by a certified appraiser (after any remodeling that might have affected square footage).

For real estate agents

To ensure that your client's property sells at a price that correctly reflects true market value, we suggest seeking a home measurement of the property. Clients, and potential buyers, will appreciate your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tool to entice potential buyers because they can view the layout and features of the home before and after touring.
